Closer-in areas tend to have older housing stock nearer the early end of that 1980-2007 range, which means more original torsion hardware still in service. Farther-out spots like Sahuarita and Vail skew toward the newer end, so we see fewer worn-out springs there and more opener sensor and wiring issues typical of houses built after garage door openers came standard.
